Company Experience
Mr. Richwine is an acknowledged expert in Regional Mall Development, sales, financing, and re-development of ailing retail assets. Having been involved over 100 Mall transactions for over $5 Billion of transactions and ownership, Mr. Richwine has seen the Retail Business in all of it's phases, and uniquely puts his experience to use as an owner, developer, consultant, and leasing agent.
Mr. Richwine’s extensive experience in real estate encompasses banking, development, retail sales and leasing. First, as a banker and then as mortgage banker, Mr. Richwine specialized in construction lending, mortgage banking and leverage leasing. In 1975, he opened the Chicago mortgage banking office for Coldwell Banker as manager and loan producer. In 1978, he moved to Houston where he was named National Marketing Director for Investment Property. In 1986, he became part of the company’s institutional investment team as a Vice President in Los Angeles and then San Francisco. When CB was purchased by Sears, Mr. Richwine acted in both Sears and CB capacities, and officed within Homart, Sears’ retail and office development arm. Upon Sears’ sale of CB, Mr. Richwine joined Homart full time as Senior Vice President of their Capital Markets Group. He sold; joint ventured, or financed over 40 regional malls, office buildings, and power centers that created over $1 billion in after tax earnings for its corporate parent, Sears. Upon the sale of Homart, he rejoined CB Richard Ellis’ downtown office in 1996 to form the highly successful Chicago Shopping Center Investment Team, which won Worldwide attention as the highest production team in CB Richard Ellis. Mr. Richwine joined Chicago based Colliers Bennett & Kahnweiler to build their Retail Services Group in 2002. Bluebird was founded in 2004 as an investment vehicle, and Mr. Richwine started devoting full time in September of 2006, in order to grow the Investment Sales, Leasing and Development operations of Bluebird Real Estate.
Mr. Richwine has completed over 300 transactions for over 5 billion dollars.

Irene Itkin co-established Bluebird Real Estate in 2006. She focuses on tenant and landlord representation, as well as retail development. Her clients include McDonald’s Corporation, Toyota Corporation and Common Fund Realty. Irene assists clients with issues such as site selection, leasing for start-up developments, land assemblage, and competitive reviews. Prior to establishing Bluebird Real Estate, Irene was a Retail Broker with Colliers Bennett & Kahnweiler. While at CB&K, Irene was responsible for leasing of 14 shopping centers in the Chicago area totaling 1.8 million square feet. She also represented retail tenants. Ms. Itkin started her career as an auditor and then a reorganization and insolvency consultant with Ernst & Young. In 1993 she joined the Quaker Oats Company where she had numerous financial and operational roles. She was responsible for Gatorade beverage expansion efforts in China, building a $40 million plant in Guandong, China. In 1998 she joined Boise Cascade Office Products, working on strategic acquisitions and acting as a liaison between the company’s top management and Wall Street investors, bankers, and security analysts.

Thomas E. Rogers |

Thomas E. Rogers is Co-Founder and President of Star Vista Capital, LLC. Star Vista Capital is a real estate investment firm based in Austin, Texas which provides equity for commercial development projects. Tom and co-founder, Steven R. LeBlanc, launched Star Vista Capital in 2006 to fill an underserved investment niche. He is responsible for developing relationships with new partners and capital sources as well as structuring and negotiating investments. Tom is well positioned to lead Star Vista Capital with over twenty-five years of commercial real estate investment and transactional experience.
In 2000, Tom created his own investment company, Star Realty Investors, LLC. Subsequently, he formed a strategic alliance with GK Development, Inc. of Barrington, IL as a Partner. He was responsible for property acquisitions including contract and debt negotiations and financial underwriting. During his tenure with GK, Tom lead the expansion of GK’s portfolio to include shopping centers and office properties valued in excess of $200 million. To date, Star Realty Investors, LLC has invested in over 30 development and investment properties. Prior to joining GK, Tom served as Senior Vice President at Heitman Capital Management of Chicago, a pension plan advisory company where he directed the sale of more than $1.5 Billion in commercial properties. Previously, he was with Homart Development Company as Vice President of the Capital Markets Group. Mr. Rogers began his real estate career in Houston as a commercial broker and was a Top Ten Producer for CB Richard Ellis.
During his time in Chicago, Tom was a member of the Greater Chicago Food Depository Board for 11 years and served as its Chairman from 2002 – 2004. He is a graduate of Texas A&M University with a BBA in Finance. Additionally, he holds a CCIM designation, active real estate broker’s licenses in Texas and Illinois and is a member of ICSC.
